1. Water Soaks In Instead of Beading Up
The simplest test there is: pour a cup of water on the boards. If it beads and sits, you still have protection. If it darkens the wood and disappears, the wood is drinking it — and it is time to seal.
2. Graying, Fading, or Flaking Color
Southern UV is brutal on wood. Silvery-gray boards mean the surface fibers are breaking down. Flaking or peeling means an old film-forming coating has failed and is on its way off.
3. Mold, Mildew, and Green Growth
In our humidity, a little mildew in shaded corners is normal. Widespread green or black growth is not — it means the wood is holding moisture, which is exactly the condition rot needs to get started.
4. Cracks, Splinters, and Cupping Boards
Unprotected wood absorbs and releases water constantly, and that swelling and shrinking splits, checks, and cups the boards. Rough, splintery surfaces and raised grain are late-stage warnings.
5. Soft Spots and Rot
Press a screwdriver into a suspect board. If it sinks in, fungi are already in the wood. Soft spots and rotting posts are a safety issue — repair those boards first, then protect the rest of the structure before it follows.
6. It Has Been More Than Two Years Since the Last Coat
Typical deck stains and topical sealers need redoing every two to three years, and often sooner here. Brand-new decks are the exception — give fresh lumber a few weeks to dry out so the wood can accept protection. Read more on how often to stain a deck.
