The promise, in one paragraph

We seal your surface one time with a penetrating sealer. If that sealed surface stops performing the way we said it would — within 25 years of the day we finished — you call us and we come back out. We inspect it, and if it is our sealer that failed, we re-treat the affected area at no charge to you. There is no deductible, no pro-rated payout schedule, and no requirement that you buy an annual maintenance plan to keep the coverage alive.

Most exterior coatings come with a warranty that is really a coupon toward your next application. Ours is a commitment to come back and do the work.

Why we can warranty it for 25 years

Because DuraSeal is a penetrating sealer, not a stain and not a topical coating. A stain or film-forming sealer lays a layer on top of the wood, stone or concrete. That layer is the weak point: UV degrades it, moisture gets under it, and eventually it peels, flakes or chalks, and somebody has to strip it before the surface can be redone. There is nothing to peel off a penetrating sealer, because there is no film. The protection lives inside the material.

That difference is also why the language below talks about protection and performance rather than color and appearance. We are not warrantying a look. We are warrantying that the surface stays protected.

What is covered

  • Performance of the sealer we applied. If the treated surface stops repelling water and resisting moisture intrusion as promised, that is a warranty item.
  • Premature breakdown of the sealer under normal weather, sun and seasonal exposure in your market.
  • Peeling, flaking or delamination. A penetrating sealer should not do this. If it does, it is on us.
  • Every surface on the invoice. Decks, docks, fences, pergolas, driveways, patios, pool decks, pavers and concrete — whatever we sealed and billed for is covered.
  • Workmanship of the application itself — missed sections, uneven coverage, or areas that were not properly prepped by our crew.

What is not covered

We would rather be blunt about this up front than argue about it years from now.

  • Pre-existing damage. Rot, structural failure, split or cupped boards, spalling concrete, cracked pavers, insect damage, loose fasteners and failing substrate that existed before we arrived. Sealer protects sound material; it does not repair damaged material. Your estimator will flag anything like this before we start.
  • Normal cleaning and maintenance. Dirt, pollen, leaf tannin, algae, mildew film and general grime are homeowner upkeep, not warranty claims. A sealed surface still needs an occasional gentle wash — that is true of any exterior surface.
  • Damage from others. Impact, dropped grills, dragged furniture, fire, vehicle damage, harsh solvents or acids, de-icing chemicals used against instruction, and any coating, stain or sealer applied over our work by another contractor or by you.
  • Excessive-PSI pressure washing. You can wash a sealed surface. You cannot blast it at a pressure that erodes the material itself.
  • Color, tone and appearance. Again: this is not a stain. Natural weathering of the material color, and normal variation between boards or stones, is not covered.
  • Acts of nature and structural movement. Flood, hurricane, fallen trees, foundation settling and similar events.
  • Surfaces we did not seal. If we sealed the deck and not the fence, the fence is not covered.

It transfers when you sell the home

The warranty follows the property, not the person. When you sell, the remaining coverage passes to the new owner — so the money you spent protecting the deck becomes something your agent can put in the listing instead of something you walk away from. There is no transfer fee and no re-inspection requirement. The new owner should call us at 888-660-0260 with the property address so we can update the record, and that is it.

Keep your original invoice or estimate number if you have it — it makes the lookup instant. If you do not have it, the property address is enough.

How a claim actually works

  1. You call. Dial 888-660-0260, or use the contact form. Tell us the address and what you are seeing. Photos help but are not required.
  2. We look it up. We pull the original job record: what we sealed, when, and with what.
  3. We come back out. A local crew member inspects the surface in person. That is the point of running local crews instead of one remote office — somebody who can actually get to your house is the one who shows up.
  4. We tell you straight. If it is a covered sealer failure, we schedule the re-treatment and you pay nothing. If it turns out to be something excluded above, we will show you why and quote the repair separately. You are never obligated to take that quote.
  5. We re-treat. The corrected area gets re-sealed, and your 25-year clock keeps running from the original application date.

Frequently asked questions

Is the 25-year warranty really 25 years, or is it pro-rated?

It is 25 years from the date we complete your job, and it is not pro-rated. Year 22 is treated the same as year 2.

Do I have to do anything to keep the warranty valid?

No annual inspection, no maintenance contract, no registration fee. Just do not have someone else coat, stain or strip the surface, and do not damage it with excessive-PSI washing or harsh chemicals.

Can I still wash my deck or patio?

Yes, and you should. Rinse it, use a mild cleaner for algae or pollen, and use a soft wash or low-pressure setting. Washing is normal upkeep and does not affect coverage.

What if my boards are already gray or splitting?

Grayed wood is usually fine — we clean and prep before sealing. Boards that are actively rotting, split through or structurally failing should be replaced first. Your estimator will point out anything that needs attention before we seal, and those pre-existing conditions are excluded from coverage.

What happens if DuraSeal is not around in 20 years?

Fair question, and one we would ask too. DuraSeal was founded in 2021, runs company crews across four states, and has built its book on repeat and referral work. The warranty is a company obligation tied to the property record, and we maintain those records for the life of the coverage.

Does the warranty cover the color or look of my deck?

No. We apply a penetrating sealer, not a stain or a tinted coating, so there is no color layer to warranty. What we warranty is the protection.

I bought a house that DuraSeal sealed. Am I covered?

Yes. The remaining warranty transferred to you with the property. Call 888-660-0260 with the address and we will put the record in your name.

How fast do you respond to a claim?

We aim to get a local crew member out for an inspection within a normal scheduling window for your market. Call and we will give you a date on that first phone call — not a ticket number.
